It is our hope that this page and it’s links will give you the information you need to make this decision and become our neighbor. WHY CHOOSE BIG BEND?

The Village of Big Bend has always been considered within one of the most desirable and livable regions in Southeastern Wisconsin. Along with its fine reputation as an attractive place to live, work and do business, Big Bend is often represented as having higher property tax rates. However, tax rates for the Village are far below comparable communities in the area and continue to provide more comprehensive services than our neighbors.

Big Bend’s scenic location and beauty along the Fox River and convenience to Milwaukee, Chicago and Madison are among its most attractive assets. Most times you can be in Downtown Milwaukee in just 20 minutes, Chicago (O’Hare) in 76 minutes and Madison in 80 minutes. But it’s not just the commuting time that counts-it’s the cost. Big Bend has some of the lowest commuting costs in Waukesha County. Located off of Interstate Highway 43 and park-and-ride accessible, Big Bend is a commuter’s paradise.

What applications and permits may be required for building my home in Big Bend?

Various permits will likely be required in the construction of a new home. Your contractor will likely be aware of these and navigate the paperwork for you. In an effort to be as transparent as possible we have calculated the permit costs for an average newly constructed home of 1,8oo square feet with a 2 car garage. Please note that the Administrative Fee of 25% is the Villages contracted rate for Building Inspection services:

While you may be (understandably) a little sticker shocked, we would ask you to research other communities in Milwaukee and Waukesha Counties as the Village has found that its permit fees are 1/2 to 1/3 of what similar communities require of new home construction. This is one more example of how the Village is succeeding in its ability to provide services at a great value to residents.

The following steps are recommended for the greatest ease and speed in building your home:

  • Choose to build your home on one of the gorgeous lots available in one of the Village’s desirable Subdivisions.
  • Contact your realtor or the Village Clerk to gain information on the Subdivision’s restrictive covenants and zoning to ensure your home plans are feasible.
  • Close on your lot and contact the Building Inspector to begin the review of your plans.
  • Have your contractor(s) coordinate their work and necessary permits through the Building Inspector.
  • After work is completed, the Building Inspector will perform a final inspection and issue your Occupancy Permit.
  • MOVE IN TO YOUR NEW HOME!

Big Bend is a proud member community of the Mukwonago School District which is one of the best school Districts in the state. This fact, along with the scenic beauty, services and property in Big Bend make the Village a value and a premier choice for homeowners who appreciate a quality lifestyle.

Everyday life in our Village is easier, more fun and more comfortable because of locally provided services. Residents enjoy the added safety and security provided by our own Police and Fire Departments. Our neighborhoods and parks are kept in pristine condition by the Department of Public Works which ensures attractive, well-maintained streets, as well as an array of other valuable and efficient services.

Citizens of all ages enjoy Big Bend’s Library. If you are a lover of the outdoors, there is no shortage of activities for you. The Village has over 60 acres of parkland, most of which borders the Fox River. John’s Landing (the Village boat launch) allows you to put your boat in and try your luck with the Fox River’s several different species of fish. The Village Celebrations Committee works hard every year to bring us community events and contests such as the Rumble by the River, Christmas Tree Lighting, Fireworks and Holiday Decorating Contest to name a few. The Village’s residents, schools, Police and Fire Departments, Department of Public Works and government are helpful and welcoming and are what make Big Bend a wonderful home and a great community to raise a family.

Building a New Home Brochure 

INSPECTION HOURS

Building, electrical, plumbing and HVAC inspections are performed by Jason Chromy who can be reached Monday through Friday from 7:30 a.m. to 4:30 p.m. by calling 262.364.6969. Fire inspections are carried out by the Big Bend Fire Department and will be coordinated by the Building Inspector. The applicant is required to schedule all appointments. The Inspector will require full access to the entire property.
